What are bond registration costs?
When you finance the purchase of a property with a home loan (bond), your bank requires you to pay for the legal registration of that bond at the Deeds Office. These are called bond registration costs, and they are payable by the borrower — not the bank.
Bond Attorney Fees
The bank appoints a bond attorney to prepare the bond documents and lodge them at the Deeds Office. The attorney's fees are charged according to tariff guidelines issued by the Law Society of South Africa, and VAT at 15% applies. Note that different banks may have slightly different tariff structures.
Deeds Office Levy
A government levy is payable each time a bond is registered at the Deeds Office. Like the transfer levy, it is a fixed amount determined by the value of the bond, not the purchase price.
Bond and Transfer — Often Registered Together
In most transactions, the bond registration and transfer of ownership happen simultaneously — two sets of attorneys working in parallel to register in the same Deeds Office batch. This is why many buyers need to budget for both transfer costs and bond costs at the same time.
